Why Do I Need a Home Inspection?
The purchase of a home is probably the largest single investment you will ever make. You should learn as much as you can about the condition of the property and the need for any major repairs before you buy, so that you can minimize unpleasant surprises and difficulties afterwards.
Of course, a home inspection also points out the positive aspects of a home, as well as the maintenance that will be necessary to keep it in good shape. I do recommend that you attend the inspection if you are able. After the inspection, you will have a much clearer understanding of the property you are about to purchase.
A Home Inspection Is:
- 1. To discover UNKNOWN defects.
- 2. To check systems for SAFETY hazards.
- 3. To determine if mechanical systems, foundations, roof, and the structure are in need of repair NOW.
- 4. To learn about the need for any MAJOR repairs.
- 5. To learn more about how to MAINTAIN your new property.
A Home Inspection Is NOT:
- 1. An opportunity to renegotiate the price.
- 2. Used to get significant improvements from the seller.
- 3. A requirement for the seller to complete maintenance items.
Remember!
- 1. A buyer's agent will be there to help you through the inspection process and to negotiate any final adjustments.
- 2. To have your home inspections and respond to the seller prior to the dates agreed upon in the contract.
- 3. No house is perfect. Inspections are not intended to make an old house new!

Energy source, type of cooling equipment, capacity and distribution. - Interior Walls, Ceilings, Floors, Windows and Doors
Wall, floors, ceilings, stairways, cabinets and countertops - Attic
Structural, insulation, ventilation - Fireplace
Notes about chimney, damper, masonry - Garage
Doors, walls, floor, opener - Appliances
